Situated in a 1930 Art Deco building our Morningside self-catering apartment is a 2-bed apartment located in a quiet street just off Morningside Road with all amenities within a few minutes’ walk.

Located in a quiet street just off Morningside Road the apartment is well situated for visitors looking to base themselves close to the City Centre but want a peaceful night’s sleep.  Morningside is predominantly a residential area with an eclectic mix of shops, cafes, bars, restaurants, library, a theatre and a 1930’s Art Deco cinema.

Morningside Road, just a few minutes’ walk from the apartment is served by many buses, running every 10 minutes to the City Centre, Princes Street and The Royal Mile, or walk to the Old town through the Edinburgh Meadow’s Park in around 25 minutes.  Parking is on-street with meters through the week and free at the weekends.

The apartment comprises of 2 bedrooms, lounge, dining kitchen and bathroom.  Refurbished in 2011 the apartment is sympathetically decorated in keeping with its Art deco style and upgraded with maple flooring in the bedrooms, hall and lounge, Carndean tiled flooring in the kitchen and bathroom. Furnishings are a mix of antique, Art deco thoughtfully blended with modern to give a pleasing effect and great comfort in use.  The kitchen was replaced with modern units and appliance to cater for all guests self-catering needs. The bathroom has also been upgraded with a white suite in keeping with the style of the apartment.  High-quality linen and towels are supplied which will be changed weekly for guests staying longer.   The lounge has a flat-screen TV with Freeview channels as well as a selection of books, tourist information, DVDs, games and free Wi-Fi.

We managed and clean the apartment ourselves to ensure a high standard of cleanliness is maintained and to ensure that guests have a relaxing trouble-free stay.

The apartment is situated on Falcon Road, a quiet residential street close to the heart of Morningside.  Morningside Road is 2 minutes’ walk away with a wide and interesting collection of shops, cafes, restaurants and bars, a Waitrose supermarket just around the corner and a Marks and Spencer’s Food-hall 5 minutes’ walk away.  Morningside Road is serviced by many bus routes running into the City Centre’s New and Old Towns.  With the volume of buses, any wait should be no longer than 10 minutes.  The bus stops are also fitted with tracking screens which display the time to arrival of each bus number.  For guests with small children, there is a play park just along the street next to the Primary School.

Five minutes’ walk:

The Church Hill theatre – Formally a church in the late 1800s it is now a popular venue in the Edinburgh Festival Fringe as well as hosting many of Edinburgh’s leading non-professional theatre and dance companies.  The theatre has undergone extensive renovations in the last few years to upgrade the facilities as well as a new extension to provide lift access to the Auditorium.  Situated a few hundred meters up the street from Morningside’s Holy Corner, a famous crossroads in Edinburgh which houses a church on each corner of the cross.

The Dominion Cinema – A family run 4 screen cinema situated in Newbattle Terrace, just 1 street over from the apartment.  Built-in 1938 by architect Thomas Bowhill Gibson, this “Streamline Moderne” Art Deco building is now protected as a category B listed building.  In competition with the many multiplex cinemas in the city, the Dominion has survived through the opulence of its interior and the owner’s attention to the patron’s enjoyment of the cinematic experience.

Morningside Road – Lined with many shops, cafes, bars and restaurants Morningside Road is a great place for guest to while away afternoon if they want to get away from the hustle and bustle of the city or want to go somewhere near the apartment for an evening meal.

Ten minutes’ Walk:

Blackford Pond – A small, artificial pond built during the Victorian Era in a glacial hollow next to Blackford Hill. The pond is popular with families, due to its accessibility, its small play area and its significant populations of birds, including swans, ducks and other species of waterfowl.

Blackford Hill – A popular area for dog walkers and runners Blackford Hill nature reserve provides an oasis of countryside within the city.  Formed from Volcanic rock it provides impressive views over Edinburgh to the North and South.

Hermitage of Braid – Running to the south of Blackford Hill, the Hermitage of Baird is a quiet nature reserve offering a nice woodland walk.  It is also home to Old Hermitage House and its Visitor Centre along with an Ice House, Doocot(Dovecote) within the walled garden and a pump system along the burn which provided running water to the House.

Bruntsfield – Built along the A702 Morningside Road runs into Bruntsfield Road and on towards the City Centre.  Like Morningside, Bruntsfield is a vibrant area of Edinburgh with many shops, cafes restaurants as well as Bruntsfield Links and the Meadows Park.  Founded in 1895, Bruntsfield links believed to be one of the oldest site for golf provides FREE all-year-round golf on its 36 summer short hole course and 9 hole winter short hole course.   Following on from Bruntsfield Links the Meadows Park continues west to form a large area of grassland crossed by tree-lined paths providing an interesting walk into the Old town area.  The Meadows Park also has Children’s playgrounds at the East and West ends, a croquet club, tennis courts and cricket pitches.  During the summer this is a popular spot for local residents and tourists to soak up the sun and relax.  It also hosts circuses and fairs during the Edinburgh Fringe Festival.

The prices quoted are based on usage of the whole apartment.  The back bedroom can be set up as a Super King size double bed or as Twin beds.

If guests are staying for longer than one week, we will provide a change of linen, towels and a thorough clean of the apartment included in the price.

We encourage careful use of services (Gas and Electricity).  Included in the prices is an allowance for services, any usage above this allowance may be charged after departure at a standard no profit rate.

Deposit:

A deposit of 50% of the total price will be taken on confirmation of booking. The remaining 50% of the charge will be taken 30 days prior to arrival.

Cancellation Policy:

In the event that all or part of a booking is cancelled the following will apply:

Cancellation made after the booking is confirmed, the full deposit will be charged.

Cancellation within 30 days prior to arrival 100% of the full price will be charged.

In the event that we are able to rebook, cancelled accommodation a refund will be arranged, less an administration charge of £60.

We strongly advise that you arrange travel insurance in case of cancellation.

Additional charges.

Extra cleaning – Guests are asked to leave the apartment in a clean condition, remove rubbish and leave the place tidy. If, after departure, we have to spend additional time cleaning or laundering we will levy an additional charge commensurate with the time and costs involved.

Damages – A charge will be levied for any damage to the property, items within the apartment, linen or towels.

Services – Usage in excess of the allowed rate may be charged at a standard non-profit meter rate after departure.

This is a ground floor 2-bed apartment with separate dining kitchen, lounge and bathroom.  Access to the apartment is through a communal entrance with 1 step down from street level and 3 steps up inside the apartment block.  Access is therefore restricted for wheelchairs.  This is a non-smoking apartment.

The apartment is fully equipped with all items guest should need for a comfortable stay.

Bedroom 1:

Queen Size Double Bed, Cot available on request.

This room looks out onto a small private garden/patio at the front of the property and enjoys the morning sun.  It is furnished with an antique Georgian Mahogany wardrobe and has a triple mahogany mirror in the window.

Bedroom 2:

Hypnos Super King Size Double or Twin Single Beds.

This room looks out onto a communal garden area at the rear of the property with trees, shrubs and a drying green.  This room is furnished with a 1930’s oak dressing table and wardrobe.
